Unless plans were fully approved prior to 1 July 2003, sound testing will be required on your London development between rooms or spaces that share a common area of separating wall and/or floor as stipulated in Building Regulations Part E for the passage of sound. Sound Testing is not generally required for internal walls and floors within a dwelling-house, flat or room for residential purposes; however all internal partitions should be designed to achieve 40dB.

The buildings that require sound testing are:

  1. Dwelling-houses, flats or rooms for residential purposes created by conversion of existing buildings or new build rooms for residential purposes will need to be tested if work starts after 1 July 2004.
  2. New build dwelling-houses and flats will need to be tested if work starts after 1 July 2004.

The main aim of sound insulation testing in London is to ensure that minimum standards of sound resistance have not been compromised by poor workmanship and/or poor design. You are normally required to undertake sound testing to each type of construction, i.e. if you have a mixture of brick, blockwork, timber and metal studwork walls all four types would need to be tested, followed by a 10% sample of that type using the equipment shown in Plate A below:

For instance, if you have a project with 25 flats you would be required to do 3 x 6 pack of tests; each 6 pack contains 2 airborne wall, 2 airborne floor and 2 impact sound tests; however if any test failures occur, then the number of sound tests may need to increase on the development. When sound test failures occur, then the design and construction of the failed partitions will need to be revisited to try and evaluate the reasons for the failure; thereafter, agreement can be reached on how to rectify problem.

When designing acoustic partitions you will need to consider the following

  1. The careful design of floor plans to avoid habitual rooms being placed side by side.
  2. The mass and density of products that you are using.
  3. Using good design detailing to ensure the careful isolation of materials.
  4. The whole construction detail and how it is made up.
  5. Undertaking careful acoustic detailing of junctions between walls, ceilings and floors.
  6. Using acoustic wall ties in cavity walls.
  7. Types of doors in sound resisting walls.
  8. Containment of noise within noisy parts of a building such as lift shafts.
  9. Positions of sockets and flues on opposite sides of walls to ensure they don’t sit back to back.
  10. Sealing and filling of joints.
  11. The use of cavity closers on window/door reveals.
  12. Careful sealing of service penetrations.
  13. Designing to reduce potential reverberation in common parts of buildings such as corridors and entrance areas and the subsequent use of absorbent materials.

Unfortunately unless the acoustic design has been taken into account, the floor and ceiling partitions can be the main pathways for sound transmission.  The first type of sound transmission is airborne sound such as TV and speech; and the second is the passage of impact sounds such as footfall or children’s toys being dropped on the floor above.  Achieving good airborne and impact sound isolation requires careful acoustic design considerations.

Plate A below shows one cost effective ceiling upgrade that can be undertaken on conversion projects. Firstly retain the existing floor joists, then above the joists install 22mm chipboard. Above the floor board install an acoustic resilient membrane and above this install the 22mm engineered floor. Within the joist cavity install 100mm AW IsoWool. To the underside of the joists fix a resilient hanger system and below this install two layers of 12.5mm sound boards ensuring that boards have adequate laps.

One of the most important – and very frequently glossed over – tasks you should do when researching and creating your list of keywords you want your website to rank well in the major Search Engines for.

Keyword research is not too difficult and there are several online tools that will you in this process. So what should you be doing? Here’s a summary of the basic process involved:

 

Brainstorm the Keywords to use.
Brainstorm and write down a list of keywords and phrases that describe your products and services. Crucially important, yet often missed by web managers, is to include the keywords you think your customers might use when searching for you or your competitors.

Another useful approach is to ask some of your customers what they might type into the Search Engines such as Google or Bing if they were searching for the products and services your business offers. We would also suggest it good practice to include brand and business names.

Include any Known Keywords Successes
To your target list of keywords and phrases add any keywords or phrases that you know or recognise which currently brings qualified traffic and business to your website. Where can you get this information? Well, ask your employees, ask your customers and, assuming you have access to web analytics such as Google Analytics (free) or other website analytics software – you should be able to identify these key phrases here.

Research the Best keywords for your Project
Now use your list of key phrases and, perhaps by using a free keyword tool, try and identify those key phrases which will work well for you. Using the likes of the Google keyword tool, you should be able to note those key phrases your potential customers really do use and type into the Search engines to locate the products and services your are looking to promote.

Online tools such as the Google AdWords Keyword Tool provides:

  • Keyword data by specific countries & territories
  • Search volumes and trends
  • Competition levels for key phrases

There are several other keyword tools available to help you identify the right key phrases for your project and these include: Bing (free), Word tracker (free and paid), Word stream (free and paid), and Keyword Discovery (free and paid).

When you’re finished your key phrase research then you should end up with a clear and relevant list of keywords / key phrases to use together with their local monthly search volume.

Finalise your list of Keyword Targets
By now you should now have a good list of keywords you want your business to use on the web pages you want to be found for, and remember that you can set up a specific set of key phrases for each individual page in your website.

Add these key phrases to your respective pages and remember it may be, for example when creating a ‘landing page’ for an AdWords campaign, to that you need to build a new page based around a specific phrase(s).

You should note that when populating your web pages with these phrases that you should always write copy for the end user, not specifically just for the Search engines. Keyword / key phrase density refers to the number of times a phrase is included in the content on a page. Repeating the phrase too often may well be considered spam by the likes of Google and should be avoided.

Good quality, relevant and well written content – aimed at the site visitor – should be the order of the day.

Tracking your Rankings
Keep an eye on your Search engine rankings for a key phrase and help direct your strategic and tactical efforts, which should also enable you to refine and update your targeted key phrases. Activity in the UK service sector grew at its fastest pace for 17 months in December, according to a closely watched survey of purchasing managers. The Markit/CIPS services purchasing managers’ index (PMI) rose to 56.2 last month, from 55.2 in November – the highest level since July 2015.

But inflationary pressure in the sector continued, with prices charged rising at the strongest rate since April 2011.

Markit’s Chris Williamson said it defied fears of a Brexit slowdown. “At face value, this improvement suggests that the next move by the Bank of England is more likely to be a rate hike than a cut,” he added.

However, Mr Williamson, Markit’s chief economist, said policymakers were “clearly concerned about the extent to which Brexit-related uncertainty could slow growth this year”. As a result, he said, the Bank’s Monetary Policy Committee would have to consider “the current resilience of the economy” alongside “elevated levels of uncertainty”, meaning that interest rates could go either way.

Earlier in the week, surveys in the construction and manufacturing sectors indicated a similar pattern of growth. Mr Williamson said that collectively, the surveys pointed to GDP growth of 0.5% in the fourth quarter of the year.

The “all-sector” PMI rose to 56.4 in December from 55.1 the previous month – itself the highest reading since July 2015. A figure above 50 indicates expansion.

Paul Sirani, chief market analyst at Xtrade, said the latest survey showed the service sector was going “from strength to strength”.

“Strong services data provides a good indication that the UK economy remains resilient amid ongoing Brexit uncertainty. However, greater tests lie ahead,” he added. “Further changes in the wider political landscape in early 2017 are likely to ask more questions of the robust UK economy, with its response anyone’s guess.”
